Understanding the Value of Your Lot
Today in the Knolls of Paradise Hills, the party wanting to buy your lot for the purpose of building determines the price that they will pay. The lot price should not exceed 25% of the total sales price (house and lot). Land cost(including assessments) plus site work (excavation and block retaining walls) equals total lot cost. Many lots in the Knolls require $5,000 to $7,500 worth of site work prior to the construction of the house.

The Paper Trail – The listing of your property will be entered in our company records and in the Multiple Listing Service (MLS). This step begins the process of exposing your property to the widest range of possible buyers and real estate agents.
For Sale Sign – With your permission, our company's "For Sale" sign will be installed on your property. Experience has shown that signs attract a high percentage of prospective purchasers and represent a critical element of each sale.
Marketing Plan – A plan to sell your property will be set into motion. This plan includes advertising, promotional activities, positioning your property to attract qualified buyers, and encouraging all local agents to show your property.
Mortgage Company Letter – If you currently have a mortgage, a letter will be sent to the lender requesting the "payoff' information (loan balance, daily interest etc). This information may be used to figure your "net" proceeds from sale.
Condition – Please make every effort to offer your property in "Ready to show condition. A property clear of trash and weeds will sell faster.
The Purchase Offer – We will contact you when an offer is received. You can expect a prompt, complete explanation of the offer, and an estimate of the net proceeds. Be prepared to accept, reject or negotiate the offer by countering the price or terms.
Financing and Mortgage Application – We will notify you when the buyers make their loan application. Most sale contracts are contingent upon loan approval, and dedicated follow-up can speed the process.
Inspections and Contingencies – Preceding the final settlement, various inspections may be carried out to insure that the utility locations have been verified, soil condition is acceptable and restrictions & covenants have been received and accepted by the purchaser. These items are contingencies of the contract plus there may be others requested by the purchaser.
Final Settlement - We will advise you when and where the final settlement will take place. settlement occurs when title is conveyed to the purchaser, and funds are disbursed to the seller.
