                          Consider These Facts Before You Try To Go It Alone

Fact 1 – Most sign calls are from people who are not qualified buy­ers. We pre-qualify all buyers, saving a lot of your time, worry and confusion.

Fact 2 – Most lot buyers want to build their own homes. A vast majority have never gone through the process of securing a con­struction loan. Most sellers get paid when construction loans fund. Without our direct involvement, most loans don't close!

Fact 3 – Many sellers do not understand that their lots are in need of site work prior to building. Many lots need $5000 to $7000 worth of excavation and retaining walls before the lot is buildable. This is a major variable determining the value -of your lot. Do you know what compaction density is required prior to building?

Fact 4 – Many owners and most buyers do not understand the shared wall agreement that is part of the Restrictions and Covenants.

Fact 5 – Ownership and title issues impact every lot. We have been solving complex title issues and problems for 25 years.

Fact 6 – Many lots have easements that may need to be vacated or released so as not to interfere with building setbacks. Do you have the know-how and experience to release easements?

Fact 7 – Many existing side yard walls are not built on the property line. Do you know how to properly disclose what type of wall is in place? Existing walls impact the cost of the lot to the buyer and liability to you the seller.

Fact 8 – Some lots are impacted by the Spartan Remediation Clean Up. Is your lot one of them? You could be found guilty of not disclosing this fact. One local builder spent in excess of $200,000 defending his company for non-disclosure.

Fact 9 – Most buyers try to take advantage of a For Sale By Owner's inexperience. They think you will sell for less because there is no real estate commission. You think you will net more by not paying the same commission. Both people can't save the same commission and the seller usually nets less.

Fact 10 – Very few licensed Real Estate agents are experienced in the sale and marketing of residential building lots. This is an expertise in and of itself in our profession and something we have been doing for over 25 years

             Finding someone who is interested in buying your lot is easy!! 
             Getting
 the transaction to close is the difficult part.

I represent lot owners. My brokerage fee is always negotiable dependent on the circumstances and the complexity of the transaction. What you are paying for is 25 years of experience and exper­tise in getting complicated transactions to close.
