Broker Incentive and Exclusive Buyer Brokerage

If you're like most home buyers, you have two primary considerations in mind when you start looking for a home. First, you want to find the home that perfectly meets your needs and desires and secondly, you want to purchase this home for the lowest possible price. Well, we can help you accomplish both of these goals.

We can offer you Buyer Brokerage Incentives. Through New Mexico license law we are able to give you, a principal in the transaction, a broker incentive. Many people confuse this with a “kickback”, which is not permitted by law. A “kickback” is when a licensed agent pays someone who is not licensed for a referral or lead of someone who is buying or selling real estate.

We offer Broker Incentives to you when you help us find your home by doing your own research and elimination of homes that do not fit your criteria.

HOW MUCH DO YOU GET PAID?

New Homes of Albuquereque's broker incentive can pay you up to 1/3 of the commission received from the Selling Broker. That is equal to 1% of the sales price.  
As an example:

        Based on a $300,000 real estate transaction with a 6% commission.

3% is paid to the Buyers agent = $9,000
1/3 of that (1% of the sales price)  is rebated to you.
The buyer receives  $3,000

Here’s how you get started…

1. Call or email us to arrange an appointment to meet.
2. At the conclusion of our meeting, if you are comfortable with out service, you will 
    be asked to formalize your decision by executing our Buyer Brokerage Agreement.
3. You will receive automatic emails from our Instant Buyer Notification (IBN) system.
    These emails will contain links to new properties for sale that meet your specified
    criteria. You can preview the properties online before determining if it is a property
    that interests you. Our tools are more advanced then the search tools available
    with a guest membership on SWMLS listings.
4. Have New Homes of Albuquerque set up showings for you on re-sales and register
    you at new home subdivisions to ensure that we are able to collect a commission
    and thus give you a rebate.
5. Any listed home shown to you by New Homes of Albuquerque will entitle New
    Homes of Albuquerque to collect the commission paid by the seller up to 120 days
    from the showing of the home.
6. There is no time limit. You may take as long as you need to find your home.
7. Either party may exit this agreement at any time.

Our duties to you, our client, will include:

1. Confidentiality between you and our consultant
2. Expert guidance and advice about the resale potential of the homes we see with
    you throughout contract negotiation
3. Inspection evaluation and negotiation
4. Closing set-up, advice and review of settlement statement
5. Comply with all applicable New Mexico brokerage laws in performing its duties.

Your duties to us as your exclusive broker will include:

1. Advising others that you are represented by New Homes of Albuquerque
2. Searching and doing an exterior preview of homes that interest you
3. Reasonable intent to purchase a property with good will
