LOT SELECTION - perhaps the most critical element in the creation of a custom home. The selection and purchase of a lot often dictates the design and cost of your home. Location, price, development costs, configuration, required home set back lines, and orientation are just a few of the considerations one must make in selecting a home site. All too often hidden or unexpected development costs, zoning restrictions, community restrictions & covenants, and easements impose such radical limitations to design and budget that the final produce in no way resembles the home envisioned. Our knowledge of soil condition, grades, structural design parameters, and local restrictions can provide you with thousands of dollars in savings before the plans are even begun. We can provide you with an analysis of a lot you already own at no cost or obligation.
SPECIFICATION SELECTION — For many people, this is the most difficult, least understood, and most often overlooked element in the creation of a custom home. Properly completed, this step will save countess, hours of worry and stress, and may reduce construction time by months. This is the stage at which you will determine the finite limitations on your budget.
The selection of trim materials, appliances, and their respective finishes requires product knowledge and direction. With years of experience in selecting and writing specification lists, we have developed a step-by-step procedure which when completed provides a detailed record of every item and finish selected. FLOOR PLAN – The centerpiece in the creation of a custom home is the development of the working drawings. The abstract concepts and site engineering utilized in lot selection and site planning are combined with the infinite details of your dreams and desires and tempered with the reality of boards, bricks and "budgets." We can assist you in formulating a final budget incorporating land costs, development, permits, fees and construction cost into the design parameters of your home.
CONSTRUCTION CONTRACT OPTIONS –There are many different approaches to actually building a custom home. As an owner you may choose to build it yourself with or without the aid of a hired supervisor; or you can hire a construction management company to direct the construction of your new home and finally there is the tried and true method – use a licensed general contractor! By law, the licensed general contractor assumes the responsibility for the structural integrity, quality of workmanship, and the majority of the risk involved in the construction of your home.
CONTRACT WITH CONFIDENCE – We prefer to present a construction contract for final sigature only after all items to be included are specified, priced, and approved. This eliminates cost surprises after construction commences and facilitates materials ordering and construction scheduling.
